| Prior to obtaining an exclusive listing of property, a COMPARABLE MARKET
ANALYSIS (CMA) is done on your property to analyze your home in relation to the
current real estate market. We seek to arrive at a FAIR MARKET VALUE, which is
the highest price obtainable from a knowledgeable buyer within a reasonable time.

| Once a value is placed on your home, since the process of comparing and arriving
at estimates of value is subjective, one of our agents would like to meet with
you to discuss the analysis. At that time, you will be presented with the data
to confirm the analysis. |

| After the CMA is complete and you and our agent have discussed the fair market
value of your home, an exclusive listing will allow our entire sales force to
concentrate on bringing about a quick sale. |

| Photographs of your home will be taken to be used for a brochure which will
highlight the amenities of your property. This brochure is displayed in our office
and is mailed to clients who have expressed interest in such properties, and to
professionals who we believe may be interested. |

| WE ADVERTISE EXTENSIVELY, not only in Orange County, but in Rockland County,
counties in New Jersey and in the large metropolitan papers such as the "New York
Times", "Wall Street Journal", and "Village Voice." Since we are independently
owned and not affiliated with a franchise, RAYNOR'S agents are free to advertise
at any time. |

COUNTY BOARD OF REALTORS AND IT'S MULTIPLE LISTING
SERVICE, we are able to expose your home to all
members in the county. Your home will appear in
the Multiple Listing Service and will be put in
our weekly "TOUR" for all local realtors to preview
